1. SCHEDULE AN APPOINTMENT WITH THE DEVEAU REALTY TEAM
The Deveau Realty Team starts by listening to your needs, as we know from experience that for each seller the priorities may be different. We provide a realistic price range based on recent comps and help you understand the pluses and minuses of your property as compared to the comps. We talk through timing and the process to make sure you have all of your questions answered.

2. PREPARE YOUR HOME
We send out a professional stager who does a walk-and-talk tour through your home and provides you with a report afterwards of things that need to be done to get it ready to show. Most of these are items that can be done without breaking the bank such as, de-cluttering, de-personalizing, deep cleaning, etc. You may love the “jungle” in the front yard but it may be such a turn-off to buyers that they don’t even go inside the house.
We advise our seller clients that when they do decide to list their home for sale it is like dating – first impressions matter! If a person comes in and the home looks like a tornado went through it or that it needs some TLC, then the odds of that buyer making an offer go way down. But if the house looks its best, it will be much more attractive to potential buyers.
3. PRICE IT RIGHT
Overpricing is the main reason homes sit on the market for longer than average. The real estate market is constantly changing so what your neighbor paid for his home two or three years is irrelevant. Having an idea of what you’d like to sell your home for is great, but being stuck on a number that is not in line with the market is not in anyone’s best interest. We provide the data to help clients make informed decisions so they know they are listing it at the right price according to the market and not their emotions. A home that is properly priced and marketed has a far better chance of attracting interested buyers right away, without the home sitting on the market and losing momentum.

5. RECEIVE AND NEGOTIATE ON AN OFFER
Before you accept an offer, as your agent, we will contact the buyer’s lender to verify the pre-approval letter and help you understand all the terms that are being offered and what this means to you in terms of net price. 6. RESOLVE ANY OPEN ISSUES
After going under contract there is generally 30-45 days until closing in which something can come up that requires resolution, such as repair negotiations based on buyer inspections during the option period. We are committed to actively following up with the buyer’s lender, title company and other 3rd parties involved in order to address issues as they arise. We also use a professional transaction coordinator to help facilitate communications between the title company and lender to ensure that nothing slips through the cracks.
